Buying your very first home is one of life's biggest and most exciting experiences. However, it comes with some stressful moments too.
Don't Fear: I've got some first time home buyer tips that will answer some of the questions and thoughts that may be keeping you up at night.
1. Use a realtor
Yep! I’m a realtor, but that's not why I recommend it. This is a huge financial decision and it helps to have a professional advising and assisting you along the way. When choosing your realtor, don't be afraid to ask how long they've been in the industry and what their experience is.
An experienced realtor knows the questions to ask and the things to look for. You should never feel like your realtor is trying to “SELL” you on anything.
2. Picking the right realtor
When looking for a realtor it's OK to ask your friends and family for referrals, but always make sure you ask the follow up questions. ie) Did you work with them personally? How much experience do they have? Are they familiar with your area and price point? Did they do a good job? Do they go the extra mile for you?
3. Make a list, but be flexible
Write down all the features that are important to you and what you want in your home. Location, Bedrooms, Swimming pool, Granite counters, Fireplace — anything and everything you can think of. Now it's time to make a list of the features you NEED and the features you WANT. Then, after you begin to view homes, check your list and re-prioritize based on what you are seeing in the market.
4. Train your eyes and heart to see what matters
What can you look past? In order to get the square footage you want, should you change locations or is your heart set? To get a great view can you sacrifice the third bedroom? Buying a home is a process and from start to finish and your needs and wants may change along the way. It's important to not get too emotionally attached.
5. Trust your instincts
Once you feel more comfortable with your local market and you have seen several homes, you are in a good position to start making offers. If a home seems to be everything you are looking for, it probably is. Don't second guess yourself!
I hope that some of these tips can make you rest easy and feel more confident in your decisions when it comes to buying your first home!
GOOD LUCK & Happy House Hunting!
